Brief
One of three Imperial Avenue units owned by the same investor. Bought in 2025; the owner came to us in April to get it leased at the top of the building.
What we did
Light construction works, design adapted to the layout, FF&E procurement, permits, delivery, styling and photography — 138,000 AED all-in, handed over in June.
Result
Leased for 220,000 AED a year within a month of a proper listing — at a time when the rental market had stalled and tenants were pushing for discounts — 6.3% gross yield on purchase plus set-up.
