The largest of three Imperial Avenue units owned by the same investor. The owner came to us in June.
What we did
Light construction works, design, FF&E procurement, permits, delivery, styling and photography — 190,000 AED all-in, handed over in August.
Result
Leased for 310,000 AED a year within a month of a proper listing — at a time when the rental market had stalled and tenants were pushing for discounts — 7.0% gross yield. The owner is now considering a sale with the tenant in place.
